Phase I & Phase II Environmental Site Assessment
The Phase I Environmental Site Assessment (ESA) (ASTM E1527-05) is the first step in the traditional Environmental Due Diligence (EDD) process. A Phase I provides environmental liability assessment and mitigation, quantification, and risk assessment.

In many cases the Phase I ESA identifies Recognized Environmental Conditions (RECs) that require additional work to mitigate. BLDI's staff has significant experience in complex transactions which allows them to identify issues early in the process which many times mitigates "deal killing" problems.
The Phase II ESA is where Recognized Environmental Conditions (RECs) are investigated, usually through the collection of soil or groundwater samples. The scope and cost of the Phase II ESA is driven by the methods developed to address the REC(s). We at BLDI try to practically resolve RECs with investigative work. However, we recommend that the client and their advisors need to consider the lenders environmental policy when assessing the EDD process, including the Phase II ESA.
