Abstract
ENVIRONMENTAL DUE DILIGENCE - A STEP-BY-STEP PROCESS
The EDD process is actually quite simple. Here are the basic steps that need to be taken:
Conduct a Phase I Environmental Site Assessment (ESA).
If recognized environmental conditions are identified that cannot be resolved, conduct a Phase II ESA. If no target indicator chemicals are found at levels above generic residential cleanup criteria, file the Phase I ESA and Phase II ESA reports. Your EDD requirements have been met.
If target indicator chemicals are found at levels above generic residential cleanup criteria, conduct a Baseline Environmental Assessment (BEA) for liability protection.
